Flood Reports - Flood Hazard Determination Reporting

flood report compliance Compliance - Any time a loan is issued whereby the collateral is a piece of property (i.e. mortgage, commercial loan, etc.), a flood hazard determination must be performed to determine what flood zone the property falls within. If the property lies within a Special Flood Hazard Area (SFHA), the borrower is required to purchase flood insurance in order to obtain the loan.

Note: This requirement is for all lending institutions, regardless of size.

The lender is also required to track the flood status of the property throughout the lifetime of the loan. If the flood status changes, it is the lender's responsibility to notify the borrower and make sure the proper insurance is purchased. This service is also offered by vendors and is referred to as life of loan servicing. Generally, a vendor charges additional for this service.

Flood Reports Instructions for Ordering Flood Reports Online

All users must Register with CommCo to obtain a username and password. You must also complete a Subscriber's Services Agreement prior to accessing our online reporting services. Once you've obtained your username and password, you can then Login to access our Flood Zone Determination Services. There are two (02) easy steps to complete the process and then you are on your way to ordering flood determination reports online!

  • Step 1 - Enter the required registration information. Once you've submitted the form, you'll receive an e-mail from CommCo confirming your registration and you will be provided with a username and password.

  • Step 2 - Go to the Flood Reports section of CommCo and click on the Client Login link. Enter your username and password in ALL CAPS.

  • Explanation of the links on the left of the client user profile shown above. The below links; New, Retrieve and History will open a popup window showing an example of the screen you'll see.

    1. New allows a new flood certification to be processed.

    2. Retrieve allows a user to see determinations which had to be sent to the manual center (typically takes 4-6 working hours after receipt).

    3. History allows a user to view all determinations processed and gives you the ability to look up past flood certifications in a number of different ways.

  • Process a new flood determination by clicking on New and filling in the appropriate information.

  • Loan ID # can be a number or typically is the last name of the person on the mortgage.

  • Tax Map # is not required but helpful if known.

  • Notes can be filled in with pertinent information for our mappers and will not print on the FEMA form.

  • Once the flood determination is processed the user has the option of printing the standard FEMA form or the Notice form required for the folder.
